CMMS (computerized maintenance management system)
A CMMS (computerized maintenance management system) is software that records an organization's assets and plans, assigns and tracks the maintenance work done on them, from work orders to preventive schedules and repair history.
Also known as: computerized maintenance management system · computerised maintenance management system · maintenance management software
A CMMS, or computerized maintenance management system, is software built around maintenance. It typically keeps an asset register (equipment, locations, makes, models and serial numbers), creates and tracks work orders, schedules preventive maintenance and stores the maintenance history of each asset. Many also manage spare parts, labor time and maintenance costs.
Example
A chiller in a commercial building is due for its quarterly inspection. The CMMS generates a work order, assigns it to a maintenance technician, and records the readings taken and parts used against the chiller. When the same chiller trips a month later, the corrective work order lands in the same history, so the chief engineer can see whether failures are recurring.
CMMS vs CAFM vs BMS
| Term | Main focus | Typical user |
|---|---|---|
| CMMS | Maintenance work on assets | Maintenance manager, technicians |
| CAFM | Space, assets and services across a facility | Facility manager |
| BMS (automation) | Real-time control of HVAC, lighting and plant | Chief engineer, controls team |
The lines blur. Many CAFM products include CMMS features, and EAM (enterprise asset management) software extends CMMS ideas across the whole asset lifecycle and into finance. An automation BMS does not manage work at all; it raises alarms that someone then turns into a work order.
Where TaskLoop fits
TaskLoop is an operations platform rather than a full CMMS. It covers the work-order side: receiving requests, assigning them to staff or departments with a priority and deadline, tracking status in real time, escalating overdue jobs and reporting on response and completion times. Teams that need detailed asset registers, spare-parts stock and cost accounting use a dedicated CMMS for that. See work orders.
