Out-of-order room (OOO)
An out-of-order (OOO) room is a hotel room removed from sellable inventory for a period, usually because of significant maintenance, repairs or renovation, so it cannot be assigned to guests.
Also known as: OOO room · out of order · OO room
An out-of-order (OOO) room is a room the hotel has taken out of sellable inventory for a set period. The usual reasons are serious maintenance problems, such as a water leak, a failed air conditioning unit or damaged bathroom fittings, or planned work such as refurbishment. While a room is OOO, the front desk cannot assign it to a guest.
Example
An engineer finds that a leak behind the bathroom wall of room 509 has soaked the plasterboard. The chief engineer asks the front office to set 509 out of order for three days, with a reason (“water damage, wall repair”) and a return date. Housekeeping stops servicing it, maintenance carries out the repair, and housekeeping then cleans and inspects the room before it goes back on sale.
OOO vs OOS
| Out of order (OOO) | Out of service (OOS) | |
|---|---|---|
| Typical issue | Major: leak, AC failure, renovation | Minor: stuck blind, faulty lamp, stain |
| Inventory | Removed from sellable inventory | Usually stays in inventory |
| Typical duration | Days or longer, with a return date | Hours, often within a shift |
Exact rules vary by hotel and PMS.
How it relates to neighbouring terms
OOO is one of the room status codes. Most OOO rooms come from corrective maintenance that cannot be done while a guest is staying. Each OOO night is a room that cannot earn revenue, so the speed of the repair, and of the handoff back to housekeeping, matters.
Where TaskLoop fits
TaskLoop does not set room status in your PMS. It helps get OOO rooms back sooner: the repair is a task assigned to engineering with a deadline, it escalates if it runs late, the technician can attach a photo of the finished work, and the follow-up clean can be assigned to housekeeping. See housekeeping.
